HOME INSURANCE

           Home insurance, also commonly called hazard insurance or homeowners insurance (often abbreviated in the real estate industry as HOI), is the type of property insurance that covers private homes. It is an insurance policy that combines various personal insurance protections, which can include losses occurring to one's home, its contents, loss of its use (additional living expenses), or loss of other personal possessions of the homeowner, as well as liability insurance for accidents that may happen at the home. It requires that at least one of the named insured occupies the home. 

            The dwelling policy (DP) is similar, but used for residences which don't qualify for various reasons, such as vacancy/non-occupancy, seasonal/secondary residence, or age. It is a multiple line insurance, meaning that it includes both property and liability coverage, with an indivisible premium, meaning that a single premium is paid for all risks. Standard forms divide coverage into several categories, and the coverage provided is typically a percentage of Coverage A, which is . The insurance policy itself is a lengthy contract, and names what will and what will not be paid in the case of various events. 



            Typically, claims due to floods, or war (whose definition typically includes a nuclear explosion from any source) are excluded. Special insurance can be purchased for these possibilities, including flood insurance. Insurance must be updated to the present and existing value at whatever inflation up or down, and an appraisal paid by the insurance company will be added on to the policy premium. Fire insurance will require a special premium charge, plus the addition of smoke detectors and on site fire suppression systems to qualify.



            The home insurance policy is usually a term contract—a contract that is in effect for a fixed period of time. The payment the insured makes to the insurer is called the premium. The insured must pay the insurer the premium each term. Most insurers charge a lower premium if it appears less likely the home will be damaged or destroyed: for example, if the house is situated next to a fire station, if the house is equipped with fire sprinklers and fire alarms. Perpetual insurance, which is a type of home insurance without a fixed term, can also be obtained in certain areas.

             In the United States, most home buyers borrow money in the form of a mortgage loan, and the mortgage lender always requires that the buyer purchase homeowners insurance as a condition of the loan, in order to protect the bank if the home were to be destroyed. Anyone with an insurable interest in the property should be listed on the policy. In some cases the mortgagee will waive the need for the mortgagor to carry homeowner's insurance if the value of the land exceeds the amount of the mortgage balance. In a case like this even the total destruction of any buildings would not affect the ability of the lender to be able to foreclose and recover the full amount of the loan.

The History of the Sandwiches

Bread has been eaten with other food since its creation in Neolithic times. It was at the same time that the sandwich finally began to appear outside of Europe. In the United States, the sandwich was first promoted as an elaborate meal at supper. By the early 20th century, as bread became a staple of the United States diet, the sandwich became the same kind of popular, quick meal as was widespread in the Mediterranean.

I am planning to redecorate my home this year. In this respect, I think that the most important aspect of this project will be the decisions to take about lighting. Buena Vista Social Club

The Buena Vista Social Club was a members club in Havana, Cuba that held dances and musical activities, becoming a popular location for musicians to meet and play during the 1940s. In the 1990s, nearly 50 years after the club was closed, it inspired a recording made by Cuban musician Juan de Marcos González and American guitarist Ry Cooder with traditional Cuban musicians, some of whom were veterans who had performed at the club during the height of its popularity.

The recording, named Buena Vista Social Club after the Havana institution became an international success, and the ensemble was encouraged to perform with a full line-up in Amsterdam in 1998. German director Wim Wenders captured the performance on film, followed by a second concert in Carnegie Hall, New York City for a documentary that included interviews with the musicians conducted in Havana. Wenders's film, also called Buena Vista Social Club, was released to critical acclaim, receiving an Academy Award nomination for Best Documentary feature and winning numerous accolades including Best Documentary at the European Film Awards.

The success of both the album and film sparked a revival of international interest in traditional Cuban music and Latin American music in general. Some of the Cuban performers later released well-received solo albums and recorded collaborations with international stars from different musical genres. The "Buena Vista Social Club" name became an umbrella term to describe these performances and releases, and has been likened to a brand label that encapsulates Cuba's "musical golden age" between the 1930s and 1950s.

Finding the Perfect Gift

Since a good gift shows you care enough about someone to really consider what he or she might like, yesterday I found myself wondering what would be the perfect gift to give to my wife for Valentine’s Day. And after I decided on my budget, I started to think on a place where I can find, under one roof, all that I need to see. As the result was just coming home exhausted with no gift, the Internet seems to be the solution.

First of all, I discovered this online shop with wholesale handbags where I found a wide variety of trendy handbags at attractive prices. The only problem is that I’m not very sure what should I choose between hobo bags, bags with reptile prints, bold leather or other animal prints. Another interesting section was the one related to wholesale belts, where I liked most the ones having animal print patterns and covered in various types of rhinestones. And my last option was related to the wholesale flip flops, knowing for sure that the western style suits my wife’s wardrobe.

What I liked most about this website was the fact that the ordering is very easy, having full control starting from placing the order, and tracking it until reaches to you. I can’t tell what specific product I liked as much as choosing it to be the gift for my wife, because she uses to read my blog from time to time.

Boracay's White Beach

Boracay Island is located off the northwest corner of Panay Island, and belongs to the Western Visayas island-group, or Region VI, of the Philippines. In 1990, it was voted by the BMW Tropical Beach Handbook as one of the best beaches in the world and again in 1996 by British publication TV Quick as the world's number one tropical beach. In 2007, Boracay Island topped the list of the World’s Most Popular Beach according to Yahoo! Travel.

White Beach is the main tourist beach of the island. It is about four kilometers long and is lined with resorts, hotels, lodging houses, restaurants, and other related businesses. In the central portion, for about two kilometers, there is a footpath known as the Beachfront Path separating the beach itself from the establishments located along it. In the north and south of the Beachfront Path, beachfront establishments do literally front along the beach itself. Several roads and paths connect the Beachfront Path with Boracay's Main Road, a vehicular road which runs the length of the island. At the extreme northern end of White Beach, a footpath runs around the headland there and connects White Beach with Diniwid Beach.

Protein Snack Ideas

If you are busy men, you will certainly look for something to eat when you are on the go, unfortunately ending to grab high-fat and low-protein snacks. Cafe de Sluyswacht

Café de Sluyswacht is an adorably little house dating from 1695 in Jodenbreestraat, Amsterdam. Once, this was a lockmaster’s house, which later became a hardware shop, and for the last twenty years it has been a café.

This is the perfect place to chill on a nice and sunny day, near a lovely old building that leans to the right keeping the character of the city. The Majorelle Garden in Marrakesh

The Majorelle Garden is a botanical garden located in Marrakech, Morocco. It was designed by the expatriate French artist Jacques Majorelle in 1924, during the colonial period when Morocco was a protectorate of France. Though Majorelle's gentlemanly orientalist watercolors are largely forgotten today, the garden he created is his masterpiece. Insurance companies


Insurance companies may be classified into two groups:

* Life insurance companies, which sell life insurance, annuities and pensions products.
* Non-life, General, or Property/Casualty insurance companies, which sell other types of insurance.

General insurance companies can be further divided into these sub categories.

* Standard Lines
* Excess Lines

In most countries, life and non-life insurers are subject to different regulatory regimes and different tax and accounting rules. The main reason for the distinction between the two types of company is that life, annuity, and pension business is very long-term in nature — coverage for life assurance or a pension can cover risks over many decades. By contrast, non-life insurance cover usually covers a shorter period, such as one year.

In the United States, standard line insurance companies are "mainstream" insurers. These are the companies that typically insure autos, homes or businesses. They use pattern or "cookie-cutter" policies without variation from one person to the next. They usually have lower premiums than excess lines and can sell directly to individuals. They are regulated by state laws that can restrict the amount they can charge for insurance policies.

Excess line insurance companies (aka Excess and Surplus) typically insure risks not covered by the standard lines market. They are broadly referred as being all insurance placed with non-admitted insurers. Non-admitted insurers are not licensed in the states where the risks are located. These companies have more flexibility and can react faster than standard insurance companies because they are not required to file rates and forms as the "admitted" carriers do. However, they still have substantial regulatory requirements placed upon them. State laws generally require insurance placed with surplus line agents and brokers not to be available through standard licensed insurers.

Insurance companies are generally classified as either mutual or stock companies. Mutual companies are owned by the policyholders, while stockholders (who may or may not own policies) own stock insurance companies. Demutualization of mutual insurers to form stock companies, as well as the formation of a hybrid known as a mutual holding company, became common in some countries, such as the United States, in the late 20th century. Other possible forms for an insurance company include reciprocals, in which policyholders 'reciprocate' in sharing risks, and Lloyds organizations.

Insurance companies are rated by various agencies such as A. M. Best. The ratings include the company's financial strength, which measures its ability to pay claims. It also rates financial instruments issued by the insurance company, such as bonds, notes, and securitization products.

Reinsurance companies are insurance companies that sell policies to other insurance companies, allowing them to reduce their risks and protect themselves from very large losses. The reinsurance market is dominated by a few very large companies, with huge reserves. A reinsurer may also be a direct writer of insurance risks as well.

Captive insurance companies may be defined as limited-purpose insurance companies established with the specific objective of financing risks emanating from their parent group or groups. This definition can sometimes be extended to include some of the risks of the parent company's customers. In short, it is an in-house self-insurance vehicle. Captives may take the form of a "pure" entity (which is a 100% subsidiary of the self-insured parent company); of a "mutual" captive (which insures the collective risks of members of an industry); and of an "association" captive (which self-insures individual risks of the members of a professional, commercial or industrial association). Captives represent commercial, economic and tax advantages to their sponsors because of the reductions in costs they help create and for the ease of insurance risk management and the flexibility for cash flows they generate. Additionally, they may provide coverage of risks which is neither available nor offered in the traditional insurance market at reasonable prices.

The types of risk that a captive can underwrite for their parents include property damage, public and product liability, professional indemnity, employee benefits, employers' liability, motor and medical aid expenses. The captive's exposure to such risks may be limited by the use of reinsurance.

Captives are becoming an increasingly important component of the risk management and risk financing strategy of their parent. This can be understood against the following background:

* heavy and increasing premium costs in almost every line of coverage;
* difficulties in insuring certain types of fortuitous risk;
* differential coverage standards in various parts of the world;
* rating structures which reflect market trends rather than individual loss experience;
* insufficient credit for deductibles and/or loss control efforts.

There are also companies known as 'insurance consultants'. Like a mortgage broker, these companies are paid a fee by the customer to shop around for the best insurance policy amongst many companies. Similar to an insurance consultant, an 'insurance broker' also shops around for the best insurance policy amongst many companies. However, with insurance brokers, the fee is usually paid in the form of commission from the insurer that is selected rather than directly from the client.

Neither insurance consultants nor insurance brokers are insurance companies and no risks are transferred to them in insurance transactions. Third party administrators are companies that perform underwriting and sometimes claims handling services for insurance companies. These companies often have special expertise that the insurance companies do not have.

The financial stability and strength of an insurance company should be a major consideration when buying an insurance contract. An insurance premium paid currently provides coverage for losses that might arise many years in the future. For that reason, the viability of the insurance carrier is very important. In recent years, a number of insurance companies have become insolvent, leaving their policyholders with no coverage (or coverage only from a government-backed insurance pool or other arrangement with less attractive payouts for losses). A number of independent rating agencies provide information and rate the financial viability of insurance companies.
